Why Professional Photos Are So Important When Selling Your Home

Have you ever seen a photo in a magazine of a new home and thought, “That house looks amazing!” That is what I want every one of my listings to look like, which is why I hire a professional photographer for all of my listings.
Would you have a family member take photos on their phone of your wedding? No? It is the same idea for your home. I could run around your home with my iPhone but you would not get the same jaw dropping perfect photos as you will if a professional photographer takes them.
Many of my clients joke that once they see the photos they want to stay and not list the house because it looks so good. A professional photographer is an expert on lighting, angles, editing and drawing the eye to the right things.
You have one chance to make a first impression to a buyer and almost every buyer starts their search online these days. That means that the photos are the first impression. The photos will determine if they like the house enough to call and make an appointment to come see it in person. More showings = more possible offers. More offers = getting the most for your home.
Statistics show that a house can sell for 10% more with professional photos. It is not just the first impression. Professional photos set the stage for the house. It shows you care about the property and you are creating an impression that the house is worth the extra money spent.
According to one study done by real estate photography company, VHT Studios, top-notch photos can help your house sell 32% faster than a house with low-quality or average pictures.
No matter what your listing price is, I believe the professional photos will make your home look its best and generate you the best offer price. If your Realtor does not hire a professional photographer as part of their service, consider hiring one yourself. There is a huge difference and buyers will be able to tell. You would not believe the number of times I see listing photos with water marks or sunrays in the photos. Sometimes I even see the outline of a car window showing the person taking the photo didn’t even get out of the vehicle before snapping the exterior shots. Professional photographers will adjust the interior and exterior lighting where needed. My photographer will even photoshop in blue skies if we are at the house on a rainy day. They will make sure they get the right angles. They double check details like making sure there is nothing showing in the reflections of mirrors and windows. They will also edit the photos appropriately not to the point that the floors look orange or the walls appear to be a different color. Those are amateur mistakes that real estate agents often make. We are real estate agents and our expertise is selling your house, so let the photographers do their job and I will do mine and get you the right buyer for your home.
